An office can fit your rental budget and still require more cash than expected. A clearer comparison separates recurring charges, one-time expenditure and the refundable deposit.

One Devika Tower advertisement quotes rent of ₹70 per sq.ft. per month and maintenance of ₹22. Adding the stated maintenance produces ₹92 per sq.ft. per month—approximately 31% above the base rent.

That calculation describes this advertisement only. Its current terms and availability need confirmation. It does not establish the cost of every office in the building.

Ask for three simple cost lists

Avoid counting a refundable deposit as an ordinary monthly expense. It still affects the cash needed to move in.

Check the services included

Some advertisements include maintenance in the rent; others quote it separately. Confirm the hours covered by air conditioning, backup power and building access, and ask how additional usage is billed.

Parking facilities also need clarification: establish whether your proposed lease includes an allocated space and whether a separate charge applies.

Compare the commitment over time

Ask about the lease period, lock-in, notice requirements, rent escalation and responsibility for repairs. Several examples in our research state a 15% escalation every three years. That is different from a 15% increase every year; the signed agreement determines the actual arrangement.

A furnished office should also be checked for the condition and ownership of the furniture and equipment included.
